DVC Exercises Right of First Refusal (ROFR)
Year-to-date (YTD), Disney has exercised their right of first refusal (ROFR) on 6 Disney Vacation Club (DVC) contract, and DVC Resale Market (DVCRM) has sold 349, resulting in a 1.7% buyback rate (Contracts Bought Back in 2026/Contracts Sold in 2026). The 2026 waiver rate is 98.3%.
Key ROFR Updates
Coming off a heavy month to end 2025, I expected January might bring a bit of a cooldown, and it certainly did in terms of volume. But if you’ve followed these reports over the years, you know that’s pretty typical for the start of a new year.
We recorded just six buybacks in January 2026. That might feel like a sharp drop from the 31 buybacks in December, but honestly, it’s right in line with historical January trends:

Grand Flo Starts Strong
What’s more notable than the volume, though, are the resorts that kicked off the year. Four of the six contracts bought back were at Disney’s Grand Floridian Villas, which continues to be the buyback darling. This builds on the trend we saw emerge last year, with Grand Floridian often positioned as a direct sales alternative to the Polynesian Island Tower. If a buyer doesn’t want to go Polynesian direct, guides can easily pivot to the Grand Floridian, given its availability, proximity, and resale strength.
Bay Lake Tower is Back
The bigger surprise for me? Bay Lake Tower making its move.
We saw two buybacks there in January, including one that set a new high watermark for buyback price per point at $139. That’s a big deal for a resort that has largely flown under the ROFR radar in recent years.
I think this resurgence is directly tied to Bay Lake’s full refurbishment, which wrapped up mid-2025. The resort is finally getting the love it deserves again, and it’s clearly back on Disney’s radar.
A Slow Month, But Not a Soft Market
While the buyback rate for January sits at just 1.7%, it’s not necessarily a signal of weakening interest. We’re still seeing tight inventory, strong demand, and, as you’ll see in this month’s Average Price report, prices are holding steady. Disney might be watching the market like we are, picking their moments and starting the year off methodically.
What is Right of First Refusal (ROFR)?
For those new to the concept, Right of First Refusal is the option Disney Vacation Club has to purchase any resale contract after a sales price has been agreed upon, and the contract has been executed. Each contract must be forwarded to DVC for review.
DVC typically takes no more than 30 days to review the contract. At their discretion, Disney may step in and purchase the property themselves at the terms agreed upon by the seller and original buyer. DVC then becomes the buyer, and the purchase is complete. Once DVC is the buyer there is not an opportunity to come back with a better offer in hopes of still purchasing the contract.

The table below lists the percentage of buybacks for resorts that have had at least one contract repurchased in 2026, along with the number of contracts bought back for each specific resort this month. Note, there have been no buybacks of the following resorts in 2026: Animal Kingdom, Aulani, Beach Club, Boardwalk, Boulder Ridge, Copper Creek, Grand Californian, Hilton Head, Old Key West, Riviera, Saratoga Springs, Vero Beach, Polynesian, Disneyland Hotel, and Fort Wilderness.
