DVC Exercises Right of First Refusal (ROFR)

Year-to-date (YTD), Disney has exercised their right of first refusal (ROFR) on 172 Disney Vacation Club (DVC) contract, and DVC Resale Market (DVCRM) has sold 4,154, resulting in a 4.1% buyback rate (Contracts Bought Back in 2025/Contracts Sold in 2025). The 2025 waiver rate is 95.9%.

October brought 12 total buybacks, and it’s clear Disney’s continuing the same strategic but selective approach we’ve seen throughout most of 2025. No major surprises, no sudden spikes—just quiet, consistent, and maybe even a little bit confusing.


What Disney Did Buy Back

Of the 12 total buybacks this month:

That’s it.

And while the total number of buybacks dropped from last month’s 22, the percentage stayed flat since overall sales were down as well. So even though it feels like activity slowed, the rate of buybacks relative to sales didn’t really change.


Same Reasons, Same Results

As for why Disney is buying back these particular contracts? Your guess is as good as mine at this point.

Sure, the logic mostly lines up with what we’ve been saying all year—lower-priced Animal Kingdom and Old Key West contracts are always tempting when resale prices dip. Grand Californian remains a no-brainer because, well, it’s Grand Californian. And Grand Floridian continues to get some occasional attention likely tied to its consistent guest demand and proximity to the Polynesian expansion.

But if I’m being honest, I’m not even sure Disney knows exactly why they’re buying some of these contracts right now.


What’s Not Happening

Equally noteworthy is what we didn’t see—again.

Polynesian, Bay Lake Tower, Fort Wilderness, Hilton Head, and Disneyland Hotel all remain untouched by ROFR this year. We’re now 10 months into 2025 with no buybacks at any of these resorts, and I’d say that’s no longer coincidence—it’s a clear pattern.


Final Thoughts

So, no drama this month—just quiet consistency. Disney seems perfectly content continuing this light-touch, targeted ROFR strategy.

Maybe next month we’ll see a little more movement, but for now, this is one of those months where no news is good news—especially if you’re a buyer.

If your offer is a fair price, odds are it’ll pass without a hitch.


What is Right of First Refusal (ROFR)?

For those new to the concept, Right of First Refusal is the option Disney Vacation Club has to purchase any resale contract after a sales price has been agreed upon, and the contract has been executed. Each contract must be forwarded to DVC for review.

DVC typically takes no more than 30 days to review the contract. At their discretion, Disney may step in and purchase the property themselves at the terms agreed upon by the seller and original buyer. DVC then becomes the buyer, and the purchase is complete. Once DVC is the buyer there is not an opportunity to come back with a better offer in hopes of still purchasing the contract.
