What This Means for Potential Buyers and Sellers

The first resale listing always sparks interest, and many are keen to understand what it signifies. As the first resale contract, the sale of this specific contract will give us initial insights into the potential value of these contracts on the resale market. However, it’s essential to understand that one listing does not determine the market entirely. Until we have a broader sample size, we won’t fully comprehend the actual value of these contracts on the resale market.

Resale Restrictions and Transient Taxes for The Villas at Disneyland Hotel

As with all DVC resorts, there are certain resale restrictions and other resale nuances for The Villas at Disneyland Hotel. To give you a clear understanding, let’s break it down:

Limited Access: Members who purchase a resale of Riviera or Disneyland Hotel will only be able to stay at their specific deeded home resort. This means they will not have the option to use their points at other Disney Vacation Club properties.

Transient Taxes: Owners of The Villas at Disneyland Hotel will also pay hotel occupancy taxes levied by state and local governments called a “Transient Tax“.  This will be a per-point cost in addition to your Annual Dues, which is paid upon check-in for each stay at Disneyland Hotel.  For The Villas at Disneyland Hotel, the transient tax for 2023 is $2.73 per point. We covered this previously in more detail here.

This is a significant restriction and one that potential buyers should be aware of. However, it’s important to remember that buying resale can still offer great value. The chance to enjoy the magic of Disney for years to come, at your very own deeded home resort, is an opportunity like no other!
