How Banked, Borrowed, and Current Points Affect DVC Resale Value

Beyond home resort and how large a DVC contract is, the number of banked, borrowed, and current points available also affect DVC resale value. If you’ve been looking to sell your DVC contract, here’s what to know about how the number of points available affect DVC resale contract value.
What Do Banked, Borrowed, and Current Points Mean for a Buyer?
Loaded Contracts
Loaded contracts (those that have most of their banked and current points plus the next Use Year’s points available to borrow) can be quite attractive to prospective buyers. For buyers, having more points available on a contract can add value since more points means more vacations!
Stripped Contracts
Stripped contracts don’t have any current points available for use. This means that a buyer will have to wait longer until they are able to use the contract to book a vacation. For this reason, stripped contracts usually sell for a lower price per point.
A Comparison
To illustrate the difference between stripped and loaded contracts, let’s compare two similar contracts. Currently, there are two different 150-point Animal Kingdom Villas contracts listed on the DVC Resale Market website, both of which have August Use Years.
| 2026 Points | 2027 Points | 2028 Points | |
| Stripped Contract | 0 | 1 | 150 |
| Loaded Contract | 150 | 150 | 150 |
The stripped contract doesn’t have any points available for use until 2027, and even then it is only 1 point. By contrast, the loaded contract has 150 current points available for each year. While the stripped contract is listed at $115 per point, the loaded contract is listed at $121 per point, which leads to a difference of $900 in contract price.
How Much Added Value Do Extra Points Provide?
Although extra points can provide additional value to a contract, they do not always add a fixed amount to the sale price. It can really vary depending on just how many additional points are available. For example, a contract with a full year’s worth of banked points would be worth more than a contract that only has a few banked points.
Another thing to consider is timing of when you sell your contract. If you sell your contract towards the end of your Use Year, the buyer may not have enough time to use any banked points before they expire, and the banked points would not be of much value to the buyer.
How Do I Determine How Much My Contract Is Worth?
A great way to get an estimate of what your contract is worth is to check the DVC broker price opinion tool on the DVC Resale Market website. By inputting your home resort, Use Year, points on the contract, and current points available, you can get an estimated value for your contract.
