DVC Resale Average Sales Prices for July 2025
This article features the average sales price of contracts categorized by resort and month sold from July 2024 through July 2025 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
If there’s one thing I can say for certain after reviewing this month’s numbers, it’s that our current buyer’s market is showing some signs of life!
The blended average across all DVC resorts (excluding Fort Wilderness and Disneyland Hotel for comparison accuracy) dipped slightly to $117 per point in July 2025—a $1 drop from last month, or roughly 0.85%. That sounds minor, but it’s what’s happening underneath the surface that has me paying closer attention.
Could DVC’s Recent ROFR Spree Push Prices Up?
With ROFR activity surging last month to the highest levels we’ve seen all year (26 buybacks across 9 resorts), it wouldn’t be surprising to see some sellers try to firm up their pricing. As we’ve said many times, Disney’s willingness to step back into the market creates a perception of value that could cause a ripple effect on resale pricing in the short term.
Listing Supply is Starting to Tighten
Another reason for potential upward pricing pressure? Supply. We’re now heading into a season that’s historically one of the lowest periods for active DVC listings. July started with just 472 contracts on the market. As of early August, that number has dropped to 344—a sharp dip compared to spring highs like March’s 545. With fewer listings available, even modest buyer interest could have an outsized impact on pricing.
A Few Noteworthy Movers

Copper Creek saw a $2/pt increase, landing at $138, possibly influenced by last month’s ROFR buyback at $118—well below market average. That activity may have helped reestablish a floor.

Old Key West – Extended also saw a small bump, moving up $2 to $102, continuing its slow rebound from earlier spring volatility.

Grand Californian slid $8/pt, which is still high relative to most other resorts but down from its recent peak.
And then we have the biggest drops:
- BoardWalk and Beach Club both dropped, down $10/pt and $7/pt, respectively, despite minimal ROFR activity.
- Polynesian fell $5/pt to $157—a notable drop but still one of the most expensive East Coast DVC properties.

Riviera Resort saw a $7/pt decline, now down to $112, continuing its downward trend.
A Quick Word on Fort Wilderness
I’d be remiss if I didn’t point this out—Fort Wilderness officially recorded its first DVC resale contract last month!
We covered this in a standalone blog post (linked here), so be sure to check it out if you haven’t. That said, I don’t expect to have consistent price trends for this resort anytime soon, similar to what we’ve seen with Disneyland Hotel, which continues to have infrequent and inconsistent resale activity.
