DVC Resale Average Sales Prices for March 2025

This article features the average sales price of contracts categorized by resort and month sold from March 2024 through March 2025 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

Let’s be honest—this month’s report doesn’t come with big fireworks or jaw-dropping changes. In fact, March 2025 was about as steady as it gets when it comes to DVC resale prices.

The blended average resale price increased slightly to $119 per point, up from $118 in February. That’s just a $1 increase, which we could spin as “positive momentum”… or more accurately call “mostly flat.” But hey, I’m all for optimism—so let’s say prices are trending up!

That said, if we remove the one outlier this month—Old Key West Extended (2057) contracts, which jumped a whopping $15 per point from $107 to $122 (a 14% increase)—then the blended average actually stays right where it was in February.

Noteworthy Movers

While most resorts shifted by just a dollar or two (if at all), here are a few that stood out this month:

  • Old Key West – Extended: As mentioned, a big 14% jump ($107 → $122) likely driven by a few higher-value contracts with strong point charts.
  • Boulder Ridge: Continued its slide, dropping another $4 per point to $90, down from a peak of $108 in October.
  • Copper Creek: Up again to $141, its highest since last summer, showing ongoing strength for this newer Wilderness Lodge property.
  • Saratoga Springs: Flat at $98, but down $7 compared to this time last year—still a great value for entry-level buyers.
  • Riviera Resort: Held steady at $120, showing rare consistency over the last few months.

The 2042 Resorts

As always, I keep an eye on the 2042 expiration resorts (BoardWalk, Beach Club, Boulder Ridge, Hilton Head, Vero Beach, and Old Key West):

  • BoardWalk: Down $2 to $120, but remains higher than it was last spring.

  • Beach Club: Dipped slightly to $134, but holding steady compared to previous volatility.

  • Boulder Ridge: As mentioned, now at $90, continuing to raise eyebrows.

  • Vero Beach & Hilton Head: Remain the most budget-friendly for initial buy-in, both hovering below $60 per point.

  • Old Key West: Up slightly to $88, while Extended contracts surged to $122.

There’s no major shift in resale pricing this month, but that’s not a bad thing. Stability can signal buyer confidence and inventory balance, especially after the flurry of listings we saw at the start of the year.

As always, keep an eye on ROFR activity (especially at Grand Floridian and Grand Californian), and remember—minor price movements are normal, especially in a market that’s adjusting after a few rollercoaster years.
