DVC Resale Average Sales Prices for August 2024
This article features the average sales price of contracts categorized by resort and month sold from August 2023 through August 2024 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
A Year of Stagnant DVC Resale Prices?
Writing the DVC Average Price Blog for 2024 reminds me of that time I found myself with nothing to write about for Right of First Refusal (ROFR) and ended up penning my first-ever Disney Vacation Club poem. Before you click away, don’t worry—I’m not about to put you through that again! But you get the point. This year has been one of uncertainty and stagnation, with a lack of Disney’s influence via buybacks leaving the market in a bit of a holding pattern.
Since January, the blended average of all DVC resale contracts sold by DVC Resale Market has hovered around $122–123 per point. It’s like the market is stuck in neutral, with certain resorts occasionally trending upwards and others downwards, but no clear direction emerging overall.
August Movers: Boulder Ridge and Riviera
This month’s big movers included Boulder Ridge and Riviera, though we’re going to chalk this up to anomalies from last month. Boulder Ridge saw its value decrease back to the mid-90s per point range, while Riviera settled into the $120s per point range. These values are more in line with where these resorts have been trending throughout the year, so nothing too shocking there.
Disneyland Hotel: Cementing Its Value
We also saw a few more Disneyland Hotel contracts sell, and it’s starting to cement itself at a resale value of around $150 per point. This is a solid number, especially given the resort’s resale restrictions, but given how new the resort is to the resale market, we’ll keep watching to see if it holds steady in the coming months.
What to Watch as We Head Towards October
As we head towards October, there are a few crucial things I have my eye on that might give us more to talk about when it comes to Average Sales Prices:
- Inventory: We discussed this in-depth in the July 2024 Average Price Blog, but inventory has decreased further, with only 265 active listings as of penning this article. A shrinking inventory often leads to price increases, but the market has yet to reflect that in a significant way.
- Disney’s Fiscal Year 2024 Closing: With the fiscal year closing at the end of September, Disney will have a new budget and new money to play with. We typically monitor this timeframe for any large changes in how they operate via ROFR, which could impact the market.
- Island Tower Direct Sales at Disney’s Polynesian Villas and Bungalows: Direct sales for the new Island Tower are expected to begin in late September or early October. As we saw with Grand Floridian, the sales price and incentives of this new offering will likely impact the resale market value for the Polynesian.
