DVC Resale Average Sales Prices for July 2023

This article features the average sales price of contracts categorized by resort and month sold from July 2022 through July 2023 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Summer Price Slump Favorable to Buyers

If you’ve been keeping an eye on Disney Vacation Club (DVC) resale prices and waiting for the right time to buy, you’ll have noticed something interesting happening this past month. After several months of climbing upward, July 2023 brought a slight cool down to the DVC Resale market. The blended average of resale prices dipped by approximately 6% to $129 per point. Year over year, we’re looking at a decrease of around 12%.

Grand Californian has a large impact on these numbers, seeing a significant decrease in its average sales price this month. Coming off a wave of price increases due to restrictions and transient taxes announced for The Villas at Disneyland Hotel, the average resale price for Grand Californian took a $31 per point plunge in July 2023, a drop of over 10%. Bay Lake Tower and Old Key West Extended contracts also saw notable decreases in July, with a $13 and $12 per point dip, respectively.

The summer slump in Disney Vacation Club (DVC) resale prices might seem surprising, but it’s actually quite typical for this time of year. Various industries, including retail, often experience a drop in sales during the summer before seeing a rebound heading into the fall and holiday season. This trend is mirrored in the DVC market as well and can be a great opportunity for potential buyers.
