DVC Resale Average Sales Prices for June 2023

This article features the average sales price of contracts categorized by resort and month sold from June 2022 through June 2023 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Resale Prices Continue Steady Path Upward

We are continuing to see a slow and steady climb in average DVC resale prices as we head into the summer months. In fact, the blended average of all resorts reached $137 per point in June 2023, making it the highest DVC resale average since December 2022.

After last month’s DVC buying spree fueled by transient tax and resale restrictions at the Villas at Disneyland Hotel, Grand Californian has cooled off slightly. The average resale price per point still hovers just above $300 per point.

Speaking of stabilizing, remember our ROFR report from April 2023, when we discussed active inventory being significantly below its peak this year of over 800 listings? Well, not much has changed since that time, with DVC Resale Market now hovering around 500 active listings. This lower-than-usual inventory number continues to play a significant role in the upward price trajectory we’ve been seeing and could eventually be exacerbated further by Disney’s eventual return of Right of First Refusal (ROFR) activity.

Lastly, this may just be our wishful thinking, but did our commentary on the Polynesian have an impact on the market last month? The Polynesian saw a small increase in its average price per point month over month to $159, up from $152 in May 2023. Although $7 per point isn’t much, this is a significant month-over-month change for any property. Could buyers be hedging their bets on the status of the new Polynesian DVC Tower?
