DVC Resale Average Sales Prices for May 2020

This article features the average sales price of contracts categorized by resort and month sold for May 2019 through May 2020 by DVC Resale Market (DVCRM). Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

Keep in mind that the price of a resort can still easily vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.). For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Declining Prices Stop as Sales Surge

May was the 4th biggest sales month in DVCRM history, with 348 contracts being sold. The sales volume outpaced new listings coming in by over 47%. The surge in sales that began in mid-April has reduced DVCRM inventory from over 500 listings to under 300 listings. As a result, the price declines observed in March and then into April have come to a halt. In fact, some resorts have already seen a price bump such as Grand Californian due to extremely low inventory levels.

For those still looking for good deals don’t fret, but you may want to act sooner vs. later. For most resorts, prices in May began to stabilize, however in the coming months if sales continue to outpace new inventory, prices will likely go up. Currently, most resorts can still be purchased less than their all-time highs seen earlier in 2020, and Disney has been silent on buying back contracts since March. Both of these are good reasons to buy sooner vs. later.
