DVC Resale Average Sales Prices for November 2021
This article features the average sales price of contracts categorized by resort and month sold from November 2020 through November 2021 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
ROFR Drives Prices Ahead of Holiday Season
Even though we write an entirely separate blog each month devoted to right-of-first-refusal (ROFR), it is hard to ignore the profound effects Disney’s aggressive buybacks are having on resale prices ahead of the holiday season. In November 2019, before any sign of the pandemic, Disney bought back a total of 21 contracts. November 2020 saw almost double this amount at 44 total buybacks. Fast-forward to today and November 2021 marks a 283% increase in Disney’s ROFR efforts with an all-time high of 88 total buybacks.
This increase has been a large contributing factor to strong DVC resale sales prices throughout the past year. Following this same pattern, average resale prices have seen the same proportionate rise from $125 (2019), $130 (2020), and now sit at an average of $151 per point as of November 2021.
Also worth noting this month is the upward trajectory of The Villas at Disney’s Grand Floridian Resort and Spa. With the resort’s new villas expected to go on sale soon, the average resale price is once again flirting with the idea of $200 per point. Will we see it end the year by finally eclipsing this milestone?
