This article features the average sales price of contracts categorized by resort and month sold from November 2022 through November 2023 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Average DVC Resale Prices and the Impact of the Polynesian DVC Tower Reveal

November 2023 continued to see the blended average price for DVC resales in a slight decline, dropping to $125 per point. This trend is likely driven mostly by Disney Vacation Club’s continued lack of intervention with the Right of First Refusal (ROFR).

Although not impacting November’s numbers, I would be remiss if I didn’t discuss yesterday’s exciting development with the reveal of the new Polynesian DVC Tower joining the resort’s existing condominium association. This announcement has sparked lots of speculation about potential impacts on Polynesian DVC resale prices, and many buyers are quickly shopping for Polynesian DVC resale contracts!

If we look back at historical trends, when “Big Pine Key” was announced to join the existing Grand Floridian Condo Association in May 2021, it triggered a 6.5% increase in the average resale price. This surge was likely due to buyers rushing to secure contracts ahead of the opening of the new villas.

Given this precedent, it’s reasonable to anticipate a similar effect following the Polynesian DVC Tower announcement. This could see the demand for Polynesian DVC Resale Contracts surge, potentially driving the average prices upwards of $160 per point or higher.

While November’s average sales prices showed a decrease, the unveiling of the Polynesian DVC Tower presents an intriguing opportunity for potential buyers as we head into the holiday season and the new year.
