DVC Exercises Right of First Refusal (ROFR)
Year-to-date (YTD), Disney has exercised their right of first refusal (ROFR) on 52 Disney Vacation Club (DVC) contract, and DVC Resale Market (DVCRM) has sold 1,308, resulting in a 4.0% buyback rate (Contracts Bought Back in 2026/Contracts Sold in 2026). The 2026 waiver rate is 96.0%.
Key ROFR Updates
April 2026 brought us the highest ROFR activity of the year so far, with 19 contracts bought back across seven different resorts. While that might sound like a spike, the overall story really hasn’t changed all that much.
Leading the way this month was Saratoga Springs with seven buybacks, which is a bit of a shift from what we’ve seen earlier this year. As we mentioned last month, this is likely tied to direct incentives Disney was offering at Saratoga Springs, creating a need to replenish inventory with resale contracts.
Right behind it was Grand Floridian, with five buybacks in April 2026 continuing to do what Grand Floridian has done all year—show up consistently. At this point, it’s not even surprising anymore.
We also saw a couple of one-off buybacks that are always fun to try and explain—but usually hard to. Hilton Head had a buyback at $70 per point, and Boulder Ridge saw one at $105 per point. We always scratch our brains with what might cause these single one-offs, but as always with these, your guess is as good as mine.
Looking at the Bigger Picture
Now that we’re four months into 2026, I think the bigger takeaway is where Disney is actually focusing its attention.
- Grand Floridian: ~17% buyback rate (nearly 1 in 5 contracts)
- Old Key West: ~9.9% buyback rate (about 1 in 10 contracts)
Outside of those two resorts, ROFR activity really drops off.
So what does that mean?
If you’re buying at Grand Floridian or Old Key West, ROFR is definitely something to keep in mind. But if you’re looking at pretty much any other resort, it’s not something I’d lose sleep over. It’s part of the process—but not something that should drive your entire decision.
Focus on pricing, contract details, and what works best for your usage. If ROFR happens, there will always be another contract.

What is Right of First Refusal (ROFR)?
For those new to the concept, Right of First Refusal is the option Disney Vacation Club has to purchase any resale contract after a sales price has been agreed upon, and the contract has been executed. Each contract must be forwarded to DVC for review.
DVC typically takes no more than 30 days to review the contract. At their discretion, Disney may step in and purchase the property themselves at the terms agreed upon by the seller and original buyer. DVC then becomes the buyer, and the purchase is complete. Once DVC is the buyer there is not an opportunity to come back with a better offer in hopes of still purchasing the contract.

The table below lists the percentage of buybacks for resorts that have had at least one contract repurchased in 2026, along with the number of contracts bought back for each specific resort this month. Note, there have been no buybacks of the following resorts in 2026: Boardwalk, Copper Creek, Grand Californian, Vero Beach, Polynesian, Disneyland Hotel, and Fort Wilderness.
