DVC Exercises Right of First Refusal (ROFR)

Year-to-date (YTD), Disney has exercised their right of first refusal (ROFR) on 33 Disney Vacation Club (DVC) contract, and DVC Resale Market (DVCRM) has sold 986, resulting in a 3.3% buyback rate (Contracts Bought Back in 2026/Contracts Sold in 2026). The 2026 waiver rate is 96.7%.

Key ROFR Updates

Nothing overly exciting happened in the world of the ROFR monster this month.

Disney Vacation Club bought back a total of 12 contracts in March 2026, with activity largely centered around the same resorts we’ve seen throughout the early part of the year. Grand Floridian and Animal Kingdom both continued to see buybacks, while Saratoga Springs joined the mix, likely influenced by current direct sales incentives being offered at the resort.

Leading the pack this month was Old Key West with five buybacks, continuing its quiet but steady presence in ROFR activity. You may notice a higher price point tied to one of those contracts, but that was tied to an extended Old Key West contract, which naturally commands a premium due to the longer expiration date—so nothing too out of the ordinary there.

In a recent episode of The DVC Show, we jokingly compared ROFR activity today to what we were seeing just a few years ago. Through the first quarter of 2022, Disney had already bought back over 244 contracts. Fast forward to 2026, and we’re sitting at just 33 buybacks year-to-date. That’s an 86.5% decrease, which really puts into perspective just how different the ROFR landscape looks today.

So what does it all mean?

At the end of the day, ROFR is still very much a part of the process—but it’s not something that should be causing major concern for buyers. With a 2026 buyback rate sitting at just 3.3%, the overwhelming majority of contracts are passing through without issue.

The bottom line: buy with confidence. ROFR is still there, but it’s not the obstacle it once was.


What is Right of First Refusal (ROFR)?

For those new to the concept, Right of First Refusal is the option Disney Vacation Club has to purchase any resale contract after a sales price has been agreed upon, and the contract has been executed. Each contract must be forwarded to DVC for review.

DVC typically takes no more than 30 days to review the contract. At their discretion, Disney may step in and purchase the property themselves at the terms agreed upon by the seller and original buyer. DVC then becomes the buyer, and the purchase is complete. Once DVC is the buyer there is not an opportunity to come back with a better offer in hopes of still purchasing the contract.

The table below lists the percentage of buybacks for resorts that have had at least one contract repurchased in 2026, along with the number of contracts bought back for each specific resort this month. Note, there have been no buybacks of the following resorts in 2026: Boardwalk, Boulder Ridge, Copper Creek, Grand Californian, Hilton Head, Vero Beach, Polynesian, Disneyland Hotel, and Fort Wilderness.
