New and Existing Disney Vacation Club (DVC) Members are always looking for the best deals and time to purchase a new contract. One of the most sought-after properties, The Villas at Disney’s Grand Floridian Resort & Spa, has seen a significant resurgence in popularity recently. So, is now the time to buy a Grand Floridian DVC Resale Contract? Let’s take a look into recent trends and data!

A Rapidly Approaching Sellout

The Villas at Disney’s Grand Floridian Resort & Spa resumed direct sales on March 3rd, 2022, with the introduction of the new villas at Big Pine Key. The response was overwhelming, and less than two years later, it’s already reached a sold-out status as of October 30th, 2023.

Thanks to steep direct and incentives and record sales, the Grand Floridian has sold out well ahead of even our expectations. This is an important development for perspective resale buyers, as the Grand Floridian had a much higher price for both direct and resale when it was previously labeled as a “sold out” Disney Vacation Club property.

Before March 2022, Grand Floridian sold at $255 per point direct and an average of $194 per point on the resale market. All signs suggest a quick and drastic return to these pricing levels once it again reaches this sold-out threshold on direct sales. This means that now could be the perfect time to secure that Grand Floridian contract you’ve been eyeing. If we compare to the current average resale price of $160 per point for Grand Floridian, this could potentially lead to an immediate 25% increase in the cost of Grand Floridian.

Direct Price Increase on Grand Floridian

Recently, in mid-September, the direct price for the Villas at Disney’s Grand Floridian Resort saw an increase to $230 per point when purchasing directly through DVC. As the resort approached its sold-out status, this price increase was likely a strategic move by Disney.

However, it’s important to remember that any fluctuations in direct pricing typically reverberate through the DVC Resale Market within 6-8 weeks of those changes taking effect. This means that the Grand Floridian resale market is most likely already beginning to feel the effects of this pricing adjustment for direct Grand Floridian sales.

So, what does this mean for potential buyers? If you’re considering a Grand Floridian contract, you might want to act sooner rather than later. As the direct price continues to rise, we can expect a similar trend in the resale market. By purchasing now, you could potentially save a significant amount compared to future prices.

Right of First Refusal (ROFR) Impacts

Another factor to consider is the impact of Right of First Refusal (ROFR). Recently, Disney has been targeting certain Grand Floridian contracts on the resale market for buybacks.

The intent behind this is unknown. There’s a possibility that they were trying to prolong the eventual sold-out status we mentioned above. Regardless, any increase in ROFR activity on a resort has historically led to an increase in resale prices. This means you could be looking at an even higher price tag for a Grand Floridian contract in the near future.

Act Now for the Best Deal

If you’ve been considering a Grand Floridian contract, now is the time to think things over and make your move. With the potential for a significant increase in cost on the horizon, acting now could save you a substantial amount of money.
