Why Purchase a DVC Contract with Resale Restrictions?

With resale restrictions, DVC Members with resale contracts at Riviera, the Villas at Disneyland Hotel, the Cabins at Disney’s Fort Wilderness Resort, and any future DVC resort can only use those points at their home resort.  For example, points from a Riviera resale contract can only be used to book stays at Riviera.

Despite these limitations, here’s why a resale contract at Riviera, the Villas at Disneyland Hotel, or the Cabins at Disney’s Fort Wilderness Resort can still be a good fit for some.

You Can Get a Great Price Per Point

Contracts that can only be used at the deeded home resort tend to go for a lower price per point than other resale contracts.  You can see this when comparing Riviera contracts to BoardWalk contracts.  While both are EPCOT resorts, Riviera has a much longer contract since it expires in 2068 unlike the BoardWalk where deeds expire in 2042.  Nevertheless, both resorts are currently selling at an average price per point of $122.  That means for the same price per point, you can get 26 more years for a Riviera contract!

You Really Love Staying at Your Home Resort

When your home resort is your favorite resort and where you want to stay year after year, there’s no real disadvantage to being restricted to only using your points at your deeded home resort.  This also makes sense if you plan to get a contract at the Villas at Disneyland Hotel specifically for your Disneyland trips.  If you have no intention of using those points for trips to Walt Disney World or other DVC resorts, the resale restrictions aren’t a big deal.

You Can Find Alternative Ways to Stay at Other DVC Resorts

While it is true that you can’t use your resale points from Riviera, the Villas at Disneyland Hotel, or The Cabins at Disney’s Fort Wilderness Resort to book stays at any non-home resort, there are still ways for you to stay at other resorts.  For instance, if you wanted to stay at the Grand Floridian, you can consider renting out your DVC points and then putting that income towards renting a stay at the Grand Floridian.  This way, you still use your points, and you avoid paying the higher cash rates of booking directly through Disney!
