DVC Resale Average Sales Prices for August 2023
This article features the average sales price of contracts categorized by resort and month sold from August 2022 through August 2023 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Prices Unchanged Amidst Disney’s Recent ROFR Activity
Despite the unexpected resurgence of Disney Vacation Club’s Right of First Refusal (ROFR) activity in August 2023, DVC resale average prices remained steady. The blended average price across all resorts held firm at $130 per point month over month, demonstrating continued uncertainty amongst buyers and sellers within the resale market.
However, not all resorts followed this trend. A notable mover this month was Copper Creek Villas & Cabins at Disney’s Wilderness Lodge, which experienced an 8.5% decrease in value to $140 per point. This represents the lowest average price ever recorded for Copper Creek, a development that will undoubtedly pique the interest of potential buyers.
On the other hand, Grand Californian continues to see price fluctuations driven by a small sample size of contracts sold. While this volatility may cause some unease, it’s crucial to remember that such fluctuations are common in markets with limited data points and do not necessarily reflect broader trends.
Looking ahead, all eyes are on the Grand Floridian, which is set to see a significant increase in its direct sales price per point to $230 on September 12th. With new fall incentives also expected for Grand Floridian, it will be intriguing to see where this price per point settles. This increase will likely provide more value to Grand Floridian buyers on the resale market for a short time until the market adjusts to reflect this increase. Whether this shift will significantly impact its overall DVC resale average remains to be seen.
