DVC Resale Average Sales Prices for August 2025

This article features the average sales price of contracts categorized by resort and month sold from August 2024 through August 2025 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis – Inventory Dips, Prices Rise
Last month, I stopped just short of calling this a seller’s market… and I’m still not quite there. It’s hard to use those terms these days, given the broader picture at play. But if inventory continues to drop the way it has through August and into September, I’d say sellers may be holding more of the cards than they have in quite some time.
If you’ve been sitting on the fence about selling, now might be the moment to lean in. Inventory has officially hit historic lows. I can’t remember the last time we saw the active listings drop this fast this late in the year:

That’s not a typo – 180 active listings as of early September and writing this blow. This is the lowest I’ve personally tracked in recent memory.
The ROFR Ripple Effect
What’s pushing prices up isn’t just inventory. Right of First Refusal (ROFR) has been surprisingly active the past two months, and Disney’s buybacks, particularly at attractive below-market prices, are starting to set some soft floors.
That consistent activity, coupled with less inventory, has caused the blended average price per point to tick upward again to $122 per point, up $1 from July, and now up $4 since the summer low in June. It’s a modest gain, but it’s the third month in a row of price increases.
Resort-by-Resort: Mostly Stable, No Major Spikes
No single resort saw dramatic movement this month, but a few are worth calling out:

Aulani rose to $102/pt, its highest mark in a year.

Beach Club rebounded to $134/pt, recovering from July’s dip to $129.

Old Key West (Extended) dropped to $95/pt, a noticeable decline from earlier spring highs over $120.

Vero Beach popped back up to $48/pt, though it’s still at a 70%+ discount to direct prices.
Overall, most resorts held steady or moved by just a dollar or two in either direction. Even high-activity ROFR resorts like Grand Californian and Grand Floridian stayed relatively stable at $243 and $154 per point, respectively.
Final Thoughts
We’re heading into fall with unusually low supply, a mildly strengthening price trend, and Disney continuing to exercise ROFR selectively. That’s a combination we haven’t seen in quite some time, and it puts sellers in a position of increasing leverage, especially for well-priced listings at in-demand resorts.
It’s not quite a “seller’s market” yet, but we’re inching closer than we’ve been in years. Let’s see what September brings as Disney closes out its fiscal year and we move into holiday travel planning season.
