DVC Resale Average Sales Prices for June 2022

This article features the average sales price of contracts categorized by resort and month sold from June 2021 through June 2022 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Price Increases and ROFR Continue to Drive Average Resale Prices

As we put the first half of 2022 in the rearview mirror, uncertainty and external factors continue to have a firm grasp on average DVC Resale Prices.

This year has seen Disney exercise its Right of First Refusal (ROFR) at the highest rates ever. While you would expect this to increase the average cost per point for frequently bought back resorts, it has done the exact opposite. Old Key West, for example, has decreased in average price by over 13% this year while seeing aggressive ROFR activity from Disney.

Another factor that has largely influenced pricing is direct purchase price changes and increases. Bay Lake TowerBoulder Ridge, and Copper Creek recently joined the list of many Disney Vacation Club properties to see a direct price increase this year. This month, all three resorts also saw a slight average price increase on the resale market.

All in all, buyers and sellers appear to be looking for a more definite direction in order to move the needle more on DVC resale pricing. Will a more noticeable pricing trend emerge in the second half of this year? Only time will tell!
