This article features the average sales price of contracts categorized by resort and month sold from March 2025 through March 2026 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

The blended average resale price across all DVC resorts saw a slight uptick in March 2026, increasing from $122 per point to $123 per point, a modest 0.8% increase month over month.

While any increase is notable, the bigger takeaway continues to be the same story we’ve seen throughout the first quarter of 2026 — a relatively flat and stable resale market.

Despite several factors that could have driven more noticeable movement, including the introduction of the $500 DVC resale admin fee and recent direct price increases across multiple resorts, we’ve yet to see any significant impact reflected in resale pricing. For now, the market appears to be holding steady as both buyers and sellers adjust to these changes.

Inventory Showing Signs of Life

One of the more interesting developments this month is a slight increase in available inventory.

As of April 1st, there are 285 active DVC resale listings, marking the highest level we’ve seen in roughly eight months, dating back to August 2025. While this is still relatively low compared to historical norms, it could signal the early stages of a shift toward more available contracts in the months ahead.

A Market in Wait-and-See Mode

Overall, March reinforces the idea that the resale market is currently in a “wait-and-see” phase. Pricing has remained steady, inventory is beginning to tick up slightly, and the long-term effects of recent policy and pricing changes have yet to fully materialize.

Speaking of policy changes, Disney Vacation Club also recently released formal guidelines around the commercial use of vacation points, further defining what constitutes commercial activity and outlining potential enforcement actions. This builds on changes first introduced in June 2025.

It’s still too early to determine whether this will lead to an increase in resale listings, but it’s certainly something we’ll be watching closely in the coming months.
