DVC Resale Average Sales Prices for October 2023
This article features the average sales price of contracts categorized by resort and month sold from October 2022 through October 2023 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Has The Bubble Burst on 2042 DVC Resorts?
This month, we’ve seen some wild swings in average sales prices for many DVC Resorts.
Big Movers of the Month
- Old Key West (Extended) contracts experienced a significant surge in average resale prices, with an increase of $14 per point or a whopping 12.5%.
- On the other hand, Beach Club saw an approximate 12% decrease in resale value to $127 per point.
Now, it’s important to understand that these drastic fluctuations could be a result of various factors like contract size, point availability, and more for the contracts sold during the past month.
To gain a better understanding of where the DVC resale market is currently, let’s take a closer look at the current average resale values across all DVC properties:

- Grand Floridian $160
- Polynesian $152
- Copper Creek $141
- Bay Lake Tower $137
- Riviera Resort $128
- Beach Club $127
- Old Key West – Ext $126
- Boardwalk $121
- Boulder Ridge $118

One striking observation is that most, if not all, of the 2042 resorts are gradually sinking to the bottom of this list. This led me to spark a discussion over on DISboards: Has the bubble burst on the 2042 resorts?
It’s particularly noteworthy that Old Key West Extended contracts are now trending at average prices aligned with BoardWalk and Beach Club. Even Disney’s Riviera Resort, with its resale restrictions, is trending higher than all 2042 DVC Resorts.
With less than twenty years remaining on these contracts, it’s worth pondering – is the perception of a 2042 DVC contract starting to shift? Or have the prices for these properties been inflated and are now correcting themselves?
