How Long Does It Take to Break Even on a Riviera Resale Contract?

DVC resale contracts can save you thousands of dollars compared to buying a contract directly through Disney, but how long does it take for you to break even on your purchase compared to cash stays through Disney?  Let’s walk through an example with a Riviera resale contract.  

Before we dive into the break-even analysis for purchasing a Disney Vacation Club contract through DVC Resale Market, there’s an important caveat to keep in mind. Resale contracts for Disney’s Riviera Resort are limited to stays at Riviera itself and exchanges through Interval International’s World Collection. While that may be a dealbreaker for some, DVC Resale Market has helped countless members who absolutely love Riviera and are more than happy making it their home resort. In fact, many members choose to add on at Riviera via resale because of the incredible savings—and the surprisingly quick path to breaking even compared to buying direct.

What Does a Resale Contract Cost?

At the time of writing this blog, the average price per point for a Riviera resale contract is around $120 per point.  If you were to purchase a 160-point contract at $120 per point, it would cost $19,200.

How Many Stays Can You Book with 160 Points?

Based on the 2025 Riviera points chart, a 160-point contract is enough points to get you a week or more in a Resort View or Preferred View Deluxe Studio for most travel periods throughout the year.   

How Does That Compare to Cash Stays?

An average night in a Resort View Deluxe Studio at Riviera is $710.33 when booking a cash stay through Disney’s website.  For a 7-night stay, that would be $4,972.31 or $5,593.85 after the 12.5% resort tax.  If you were to take a similar vacation every year for 4 years, you would be paying Disney more than the cost of that 160-point Riviera resale contract!  That’s without adjusting for the fact that the cost of Disney resort stays increases every year.  

What About Annual Dues?

Riviera dues are currently $9.06 per point, so for that 160-point contract, you’d pay $1,449.60 for the year.  For the 4 years that it would take for you to break even on the cost of the contract itself, you would pay approximately $5,798.40 in annual dues.  This means that when including both the cost of the contract ($19,200) and the cost of annual dues ($5,798.40), it would take you approximately 5 years to break even.  

After this break-even point, DVC Members only pay annual dues.  The current dues on a 160-point Riviera resale contract ($1,449.60) are still less than the cost of that 7-night cash stay in the Riviera Resort View Deluxe Studio ($5,593.85)!  While dues increase from year to year, they tend to increase by 3% to 5% annually.  By contrast, cash stays typically increase 7% to 12% annually.
