Which DVC Contracts Hold Their Value Best?

Disney Vacation Club is unusual for a timeshare program in that contracts actually hold their value well. Some DVC contracts have even appreciated in value over the years. Here’s a look at what types of contracts tend to retain their value best.
Villas at Disney’s Grand Californian Hotel
The Villas at Disney’s Grand Californian Hotel is the most expensive DVC home resort when looking at price per point. This is partly due to the small size of the resort and its high demand as one of only two DVC resorts at Disneyland. Grand Californian contracts are also rarely sold directly through DVC, which also adds to the demand for them on the resale market. As of September 2025, Grand Californian resale contracts sold for an average of $265 per point. Just 6 years ago, Grand Californian resale contracts sold for an average of $181 per point.
Small Contracts
While small DVC contracts of 100 points or less are cheaper overall than larger contracts, they tend to sell for a higher price per point compared to larger contracts. Small contracts can be more approachable for new DVC Members or the perfect size as add-on contracts for existing Members, which makes them highly desirable. With this kind of demand, smaller contracts generally sell more quickly than larger ones and often at the full asking price.
Subsidized Contracts
Subsidized contracts are another category of DVC contracts that often sell for a premium on the resale market. This is because they are quite rare to find, and most importantly, owners of these contracts pay lower annual dues. You’ll only see subsidized contracts for Aulani and Vero Beach.

Early owners at Vero Beach were offered subsidies since lower dues were originally calculated based on plans for a larger resort with a second phase that never came to fruition. Early Aulani owners were offered subsidies after an accounting error led to miscalculated dues.
Favorite Week Contracts
Like subsidized contracts, fixed week contracts (also known as fixed week or guaranteed week contracts) are rare on the resale market, leading them to sell for a premium. Favorite week contracts were only sold for more recent DVC resorts, such as Aulani, Grand Floridian, Polynesian, Copper Creek, Riviera, Villas at Disneyland Hotel, and the Cabins at Disney’s Fort Wilderness.

Polynesian Villas
These contracts are similar to traditional timeshare contracts in that each year, they offer owners a weeklong reservation in a specific room size and view during a specific week of the year. In essence, owners are guaranteed to get that specific reservation every year! If owners do not want to book that week in a certain year, they are also able to cancel that reservation and use the points for another reservation.
