DVC Resale Average Sales Prices for July 2019
This article features the average sales price of contracts categorized by resort and month sold for July 2018 through July 2019. Our goal is for this to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
Keep in mind that prices of a resort can still easily vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contract, subsidized dues contracts, etc.). For example, contracts that are smaller and have higher point availability tend to sell for more than the average price per point and vice versa.
Grand Floridian Surpasses Grand Californian on Average Selling Price
The average selling price of Grand Floridian claimed the top spot for July, moving ahead of Grand Californian. The last time these two resorts were selling for nearly the same price was January of 2018. The average selling price disparity between the resorts reached its pinnacle in June of 2018 at $55/pt. with Grand Californian selling for $218/pt. and Grand Floridian selling at $163/pt. Since then, inventory has increased for Grand Californian and inventory at Grand Floridian has seen periodic dips, especially in 2019.
Part of the inventory disparity of the two resorts can be attributed to buy back rates through right of first refusal (ROFR) in 2019. The year-to-date buy back rate for Grand Floridian has been roughly 14% and 0% for Grand Californian. Additionally, the recent announcement of a direct walking path from Grand Floridian to Magic Kingdom has created an additional selling point for the flagship resort of Walt Disney World.
Other premium location Walt Disney World DVC Resorts such as the Boardwalk and Beach Club are also experiencing gains in average selling price. Both resorts have experienced roughly 10% increases in average selling price from May to July. Similar to Grand Floridian, both resorts are experiencing high demand coupled with strong buy back rates. The Boardwalk has a year-to-date (YTD) buy back rate of 15%, and the Beach Club has a whopping YTD buy back rate of 36%. What is also remarkable is both resorts are among the shortest deed expiration dates within the DVC network at the year 2042. Despite this shorter date, popularity continues to grow for both resorts. The three rules of real estate: location, location and location, certainly hold true for Grand Floridian, Boardwalk and Beach Club.

Where do you get your data for the price of points direct from Disney Vacation Development? It was my understanding that you cannot necessarily buy whatever resort you want. So if this is true where does that price value come from?
George – the numbers on DVC direct pricing are from DVC. You can purchase any previously sold-out resort from DVC directly as long as they have the inventory. In some cases, if they don’t have the inventory they can get it for you via right of first refusal.
