DVC Resale Average Sales Prices for March 2022

This article features the average sales price of contracts categorized by resort and month sold from March 2021 through March 2022 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Direct Increases and ROFR Activity Drive March Average Pricing

With multiple price increases and a new resort on sale this past month, March 2022 was a wild roller coaster ride for DVC resale! Overall resale pricing fell by an average of $2 per point this month to $152 per point compared to February 2022 data. This change is very mild when considering the significant adjustment that has occurred due to new direct sales of the Villas at Disney’s Grand Floridian Resort & SpaGrand Floridian sellers reacted quickly to the news of new direct pricing, with average resale prices falling by over $22 to $172 per point for the month. This price adjustment reflects a considerable value for buyers compared to current direct incentives for what is essentially a “new” actively selling Disney Vacation Club property. We likely won’t know the full effects of this new Grand Floridian price point for several more months.

Speaking of pricing, you may want to act now if you are considering a purchase at Animal KingdomOld Key West, or Saratoga Springs! Direct prices on these three resorts increased to $200 per point in late March and will likely be reflected on the resale market as we get further into April and May 2022.

Disney’s right of first refusal (ROFR) activity also continues to be at an all-time high, which has driven pricing for multiple resorts. BoardWalk and Beach Club continue to surge, but all eyes are now turning to Saratoga Springs, where DVC Resale Market saw 53 contracts bought back in March alone. Will this lead to historical prices for Saratoga Springs in April 2022? Only time will tell!
