DVC Resale Average Sales Prices for November 2022
This article features the average sales price of contracts categorized by resort and month sold from November 2021 through November 2022 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Several years ago I was shopping for a surprise add-on contract for my wife, Amy, for Christmas. I don’t recall what the resale market was like back then, but I have to imagine that the opportunities and deals to be had this holiday season are far greater than they were then. Now is definitely the time to buy if you’ve been looking for that perfect add-on contract or first time Disney Vacation Club purchase!
Average DVC resale prices continued to trend downward this month for all Disney Vacation Club properties. Part of this shift can be attributed to an increase in resale inventory, as more owners look to sell ahead of the new year, annual dues, etc. At the time of writing this article, DVC Resale Market has 645 active resale listings, putting us back in line with April 2022 when the DVC Buyer’s Market was booming.
Year over year, the blended average for all resorts is now down 5.96%, dropping from $151 per point in November 2021 to $142 per point today. One of the biggest movers this month was Bay Lake Tower, which now sits as the highest average-priced Walt Disney World DVC property at $173 per point. This is largely due to Disney’s recent Right of First Refusal (ROFR) activity at this popular monorail loop resort.
